Our Reports

We provide Reports to residential and acreage property buyers and property vendors in the Southern Highlands. (Areas outside of the Highlands may be serviced upon request.)

Our reports will contain a photographic summary of notable defects and provide an overview of the property relative to similar properties in a reasonably well maintained condition.

We are fully insured and licensed builders, with 35 years experience in the industry across domestic, commercial and industrial construction and qualified to undertake pre-purchase building inspections and pre-sale reports for the general public, real estate agents, solicitors and conveyancers.

Your report will be completed and ready to email within 48 hours of inspection and we provide full telephone support to discuss details of any report provided. A same-day inspect and report service may be available on request and at a 10% surcharge.

We comply with the relevant Australian Standards, AS 4349.1 and AS 4349.3.

Pre-Purchase Inspection Report

A Pre-Purchase Inspection Report will identify major defects on a house before you commit, as a buyer, to a purchase.

While Pre-Purchase Inspection Reports aren’t compulsory in NSW, they are well advised. Defects identified will help inform the price you’re prepared to pay for a property, or help make the decision not to proceed. Some defects can run into tens of thousands of dollars while others are purely cosmetic. Our licensed builder can identify the difference.

The optimal time to organise a Pre-Purchase Inspection Report is prior to exchanging contracts or making a final offer on a property.

If that can’t be achieved because a property is going to auction, organise the Pre-Purchase Inspection Report well before auction or before the ‘cooling-off’ period ends while there is still the option to cancel the contract providing you give written notice.

N.B. As licensed builders, we can quote, manage or supervise necessary repairs.

The Pre-Purchase Inspection Report will identify major defects including:

  • Structural cracks
  • Leaking roof or damaged roof plumbing
  • Leaking showers, baths or wet areas
  • Damp issues such as rising damp or penetrating damp
  • Defects to footings of the building
  • Poor external drainage or storm-water concerns
  • Water hammer or poor water pressure
  • Potential safety hazards
  • Potential fire hazards

During the inspection we also check:

  • the roof exterior
  • the roof interior
  • the building exterior
  • the building interior
  • the sub-floor
  • the site
